Essential Management Plan

8% of Monthly Collected Rent

Tenant Placement Fee: 60% of One Month's Rent

Our Essential Plan provides full-service property management for owners seeking professional oversight with flexible add-on services. This plan includes:

  • βœ“ Rent collection and payment processing
  • βœ“ Resident communication and support
  • βœ“ Maintenance coordination and vendor management during standard business hours
  • βœ“ Lease enforcement and violation follow-up
  • βœ“ Owner communication and financial reporting
  • βœ“ Ongoing property oversight

Please Note: Inspections, lease renewals, and after-hours maintenance coordination still take place as needed, but are billed separately per the fee schedule below.

Owner Onboarding Fee

$199 One-Time Fee

This fee covers the initial onboarding and setup of your property, including:

  • Account setup and owner portal activation
  • Property documentation intake
  • Utility and billing setup
  • Key and lockbox coordination
  • Administrative setup and file creation

Tenant Placement / Leasing Fee

60% of One Month's Rent

Our leasing fee covers the complete tenant placement process, including:

  • Rental market analysis and pricing recommendations
  • Professional marketing and listing syndication
  • Showing coordination
  • Applicant screening and background checks
  • Lease preparation and execution
  • Move-in coordination
  • Lease renewal fee: $295 per renewal
