Application Fee: $40 per applicant (18 years of age or older).
1. Review Our Screening Criteria
Before submitting an application, please review our Screening Criteria by clicking here. If you believe you may not meet the screening requirements, we recommend not submitting an application, as the application fee is non-refundable once your application enters the review process.
2. Application Fee
The $40 application fee is authorized when you submit your application but will not be processed unless we begin actively reviewing your application. If another qualified applicant is approved before your application reaches the review stage, your application fee will not be processed.
Accepted Payment Methods:
• Credit or debit card
• Checking account (routing and account number)
If your payment method cannot be authorized, your application will not be eligible for review until the authorization is successful.
Application Fee Breakdown
• TransUnion Screening (Credit, Criminal, and Eviction Reports): $15.00
• Office Administration (Rental History, Income, and Employment Verification): $25.00
3. A Complete Application Includes
To be considered complete, your application must include all of the following:
• Completed rental application
• Completed Pet Screening profile (if applicable)
• Electronically signed Release of Information Authorization
• Copy of a valid government-issued photo ID
• Authorization of the $40 application fee
Applications missing required information or documentation will not be considered complete and
may not be reviewed until all required items have been received.
4. Application Review Process
Applications are reviewed on a first-completed, first-served basis. An application is considered complete only after all required documentation has been submitted and the application fee has been successfully authorized.
Most applications are reviewed within 1–3 business days. However, processing times may be longer during periods of high application volume or while we are waiting on information from employers, previous landlords, or other third parties.
Submitting an application does not reserve a property or guarantee approval. Properties remain available until an applicant has been approved, all required lease documents have been signed, and any required deposits have been paid.
Applicant Rights
Applicants have the right to request copies of any paperwork or electronic correspondence generated during the screening process.
Within thirty (30) days of receiving a denial, an applicant who believes the City of Grand Rapids Rental Application Fee Ordinance has been violated may file a written complaint with:
